Sixty-one point four percent is the figure at the centre of this week's launch result: 350 of 570 homes sold at Lucerne Grand over 3-4 October 2026. EdgeProp Singapore and Stacked Homes both carried the numbers, along with an overall average of about $2,480 psf. For an investor following the pipeline, the useful step is to separate what the figures state from what they do not.

What the Lucerne Grand result states, for The Vanda Green followers

The reports break the 350 into 145 of 222 two-bedroom homes, 157 of 253 three-bedroom homes and 48 of 95 four-bedroom homes. City Developments Limited, the developer, said about 93 percent of buyers were Singapore citizens and about 7 percent permanent residents. That is the full set. There is no figure for any other project, and a result of this kind is a record of the past weekend, not an indicator for the next launch.

Market context around The Vanda Green

An investor reading the pipeline looks at where each project sits in its own cycle. The Vanda Green is the marketing name for a pre-launch condominium on Dunearn Road in the Swiss Club subzone of Bukit Timah, with the official name set at launch. It is in District 10, part of the Core Central Region, and Sixth Avenue MRT is about 630 m away. The land was awarded on 4 May 2026 to a joint venture of Wing Tai Holdings and Metro Holdings.

The fact sheet indicates 330 homes on a 204,962 sqft site, with commercial space of up to 1,400 sqm at the first storey, including at least 600 sqm for an early childhood development centre. The tenure is a 99-year leasehold counted from the date of the State lease. These are project facts, and none of them is touched by the Lucerne Grand numbers.

How to hold the numbers next to The Vanda Green

Scale is the first difference worth noting: 570 homes at one project against an indicative 330 at the other. Setting and timing differ too. Any figures for The Vanda Green, including pricing and the launch schedule, will be published as the developer releases them, and the location page already sets out the Bukit Timah surroundings.

Timing is the other lens. The Vanda Green is pre-launch, and between an award and a launch an investor tracks a sequence of events: the choice of the official name, the release of floor plans and the opening of previews. Each of these will be published as the developer releases them. The Lucerne Grand weekend is one example of what a launch period produces once it arrives. It sets no schedule for The Vanda Green, and nothing in those numbers predicts one. The commercial space at the first storey, with its early childhood development centre allocation, is likewise a fixed feature of the plot that investors can read in the fact sheet.
