Most readers meet a new condominium through its price. The planning parameters tell the quieter story. The Dunearn Road parcel behind The Vanda Green is a Government Land Sales site in the Swiss Club subzone of Bukit Timah, in District 10 and the Core Central Region, and its published parameters show what kind of place it is meant to become.

Start with the plot ratio of 1.6. On a site of 204,962 square feet, about 19,046 square metres, that permits a gross floor area of 327,944 square feet. The plot ratio is the reason the indicative yield is 330 homes. A lower ratio generally leaves more room for open space between buildings, though the final layout will be confirmed by the developers.

The second parameter is the commercial component. The conditions allow up to 1,400 square metres of space at the first storey, and at least 600 square metres of that is reserved for an Early Childhood Development Centre. In practice that means a childcare centre is a fixed part of the plan, and the remaining ground-floor space can serve shops and everyday services. For residents, it means the first storey of the development works as a small neighbourhood hub as well as a lobby, which is useful in an estate that is only beginning to take shape.

The third parameter is the tenure, a 99-year leasehold from the date of the State lease. The land was awarded on 4 May 2026 to a joint venture of Wing Tai Holdings and Metro Holdings, at S$533 million, or S$1,625 per square foot of potential gross floor area. As a land price it sets a benchmark for the site but does not itself indicate what homes will cost.

What is still open matters equally. The project page lists the architect, the unit mix and the expected TOP as to be announced, and the sales status as pre-launch. So the layout, the sizes and the dates are not set, and readers should treat any figure beyond the parameters above as provisional until the developers publish it.

Because the parcel belongs to a larger estate being planned by URA at the former Turf City, the surroundings will change over time. The location page shows how the site relates to Sixth Avenue and King Albert Park stations and the roads nearby, and it sets out what is established and what is planned.

Anyone who wants to be told when the developers release more detail can use the contact page. The Core Central Region location, the estate setting and the road and rail links are the other fixed elements of the story, and they will matter as much as the apartment layouts once those are published. Until then, the plot ratio, the ground-floor uses and the tenure are the most reliable guide to the site.
