The headline number in this week's land sales news is 87,036 sq ft, the size of the Serangoon North View site, which Stacked Homes and EdgeProp Singapore both covered. Five figures are enough to understand the release.

  1. 87,036 sq ft. The site area. It is on the Reserve List, which means it goes to tender only if a developer applies with a bid the authorities accept.
  2. About 235 homes. The expected yield on a 99-year lease. That is a small to mid-sized development compared with its neighbour.
  3. 613 units. The size of The Garden Residences next door, which was completed in 2021. The new site would add well under half as many homes again.
  4. $965 psf ppr. The price at which the land for The Garden Residences was awarded in August 2017. It is a historical benchmark for the area, not a forecast for the new plot, since land prices have moved a great deal over nine years.
  5. 700 metres and 2030. The distance to the future Serangoon North MRT station, with opening targeted for 2030. A planned station can matter to future residents, but its timeline is a target and not a certainty.

The numbers also leave things out. There is no tender date, because a Reserve List site has none until an application succeeds. There is no estimated land price, and nothing here can tell you how a nearby project might perform.

The Vanda Green has its own figures. The development is a joint venture of Wing Tai and Metro, planned as a 99-year leasehold condominium with ground-floor commercial space, and currently indicated at about 335 homes. Sixth Avenue MRT is about 630 metres away, and the site was awarded on 4 May 2026. The project is in its pre-launch phase.

Comparing the two sets of numbers is instructive but limited. The Serangoon North View release is in another part of the island, so the figures are best read as a sense of how new supply is being scheduled. The location page shows what surrounds The Vanda Green itself.

When a developer assesses a site like this one, it weighs land cost, likely demand, financing costs and timing against the price it can realistically achieve. A reader following the news should do something similar on a smaller scale and ask what each number really measures.

A reader's checklist for news of this kind is short. What is the site size and the expected number of homes? Which list is it on? What is the nearest transport, and when is it due? And what has happened to land prices in the area since the last nearby award? Each question has a factual answer in the public record, which is a better basis for forming a view than any single headline.
