Award to Launch: What Happens in Between

When a government land parcel is awarded, buyers tend to expect a showflat within weeks. In practice the period between award and launch is long and mostly invisible. Here is what usually goes on, using The Vanda Green as the example. Nothing here is a forecast. It is a description of the ordinary sequence, so that a buyer watching a pre-launch project knows what silence usually means: work is happening, just not in public.

Where Vanda Green stands today

The Vanda Green is a Wing Tai and Metro joint venture on Dunearn Road in Bukit Timah. It is planned as a 99-year leasehold condominium with ground-floor commercial space, about 335 homes on an indicative basis, and sits roughly 630 m from Sixth Avenue MRT. The site was awarded on 4 May 2026, and the project is in pre-launch. Floor plans and pricing have not been published.

The usual stages after an award, for Vanda Green

A developer first settles the land payment and finalises the concept. After that comes detailed design: the architect and consultants fix the unit mix, the tower layout, the shared facilities and the specifications. Planning submissions follow, and, in a joint venture such as this one, both partners have to be comfortable with the outcome. These submissions these need to be cleared with the relevant authorities before the plans can be treated as final. Check with the relevant authority for the process on any particular project.

Alongside design, the developer sorts out its marketing and legal groundwork. A showflat must be built, a sales agreement prepared and a price list assembled. Each of these takes time, and none of them has a fixed schedule that outsiders can read from the outside.

Why Vanda Green launch dates are hard to call

Developers choose a launch when design approvals, the showflat and their own sales plans line up. That timing is theirs alone, which is why you should treat any rumoured date as unconfirmed until the developer announces it. This page does not suggest a launch date, and neither should any other source until it is official.

How to use the waiting period before Vanda Green

Pre-launch is the time to do the unglamorous homework. Look at the surroundings on the Vanda Green location page, and think about your own numbers: how much you can commit, what your loan eligibility looks like, and whether you would sell an existing home first. A lawyer or banker can help with the legal and financing questions.

Then decide what you want from the project, whether that is school access, commute or an investment case, so that you can judge the unit mix quickly when it appears. Buyers who arrive at a launch with their criteria ready tend to feel less rushed. It also helps to keep a short list of questions for the sales team, such as how the commercial space on the ground floor will be managed and how the unit mix is likely to be released in phases, so that nothing important is forgotten on the day.

To receive the floor plans and indicative pricing when they are released, leave your details with the Vanda Green team.
